Terms of use

Your agreement with RentWiz

These terms govern your use of RentWiz, operated by the business identified in the contact section below. Review them before creating an account or buying a service. If you act for a company or property owner, you must have authority to do so. You must be legally able to enter the relevant agreement; paid landlord services and identity verification are for adults.

Our privacy policy explains how information is handled. Accepting these terms is not consent to optional marketing or a substitute for the separate consent requested for sensitive identity verification.

RentWiz’s role

RentWiz provides rental discovery, advertising, community showcases and management tools. Rental contracts are between the renter and the landlord or their authorized representative. RentWiz does not become a party to a lease by displaying an offer, sending an inquiry or processing an application.

Availability, prices, measurements, promotions, map positions and other listing details can change or contain errors. Confirm important information with the listing representative. An inquiry, waiting-list request or application does not reserve a home or guarantee acceptance. Search results and automated summaries are informational and are not legal, financial or tenancy advice.

Accounts and security

Provide accurate account information, keep your credentials secure and notify us of suspected unauthorized access. Do not impersonate another person or share a verification identity. Renter and landlord accounts have separate profiles and permissions. A landlord identity check does not automatically verify a renter profile or every person working for a landlord.

You are responsible for activity you authorize through your account and for keeping team access current. RentWiz may restrict access to investigate compromised accounts, fraud, unpaid services or a breach of these terms, subject to applicable law.

Listings, communities and your content

Only publish properties you are authorized to advertise. Keep availability, addresses, rent, required charges, photos, amenities and promotion conditions accurate. You must have permission to use the photos and other materials you upload and to share any personal information included in them.

You keep ownership of your content. You grant RentWiz a non-exclusive permission to host, copy, resize, format, translate and display it as needed to operate and promote your listings and communities through the service. This includes displaying public content on maps and search pages. This permission lasts while needed to provide the service and manage lawful backups, records and disputes.

Community inventory is managed within its community and buildings; it is not automatically a standalone rental offer. Community pages may remain published without available inventory. Creating a community requires a request and approval before its separate subscription and publication steps. Submission and payment do not override content requirements or guarantee publication.

Acceptable use

You must not use RentWiz to:

• Post fraudulent, misleading, discriminatory, unlawful or unauthorized rental content, or evade applicable housing and human-rights requirements.
• Harass users, send spam, collect information for unrelated purposes or misuse inquiries and applications.
• Upload malicious code, bypass access controls, access another account’s records or disrupt the service.
• Copy or harvest personal information, photos or listings without permission, or misrepresent a badge as an endorsement or proof of property ownership.

Plans, subscriptions and taxes

Paid rental-offer plans and community subscriptions are billed through Stripe. The selected plan, currency, interval, taxes and amount are shown before you confirm payment. Unless stated otherwise, prices are in Canadian dollars and taxes are extra. Subscription payments recur for each billing period until cancelled.

A paid offer plan replaces the Limited plan allowance; the three Limited active offers are not added to a paid allowance. Slots are reusable within the selected limit. Promoted placement does not guarantee inquiries, leases, a specific ranking or financial results. Each approved community has its own subscription, separate from rental-offer publishing plans.

Use the billing controls in the landlord workspace to open Stripe’s portal, review invoices, update payment information, change an eligible plan or cancel. Review the confirmation screen for the effective date and any proration or charge. Closing a browser window or signing out does not cancel a subscription. Service access and publication may be limited when a payment fails, a subscription ends or an account exceeds its allowance.

Contact us about an incorrect or duplicate charge. Applicable statutory cancellation and refund rights remain in effect. Specific adjustments and refunds depend on the purchase terms and circumstances; do not assume that a plan change automatically refunds prior periods.

Landlord identity verification

Optional verification costs CA$10 plus applicable tax, charged once through Stripe. It covers the identity check and one eligible retry offered by the verification workflow. It is not a subscription, rental deposit or payment for a guaranteed badge. You can resume an interrupted session without purchasing the same check again.

You must verify your own identity and provide truthful information directly through Plaid’s process. Plaid’s notices and consent steps apply to information submitted there, including document and selfie checks. A check may succeed, fail, expire or require review. Technical issues may delay completion. Contact RentWiz for assistance or to question a result.

A landlord identity badge indicates a successful identity check for an active account owner. It does not verify title to property, authority to lease, property condition, listing accuracy, creditworthiness or the conduct of the account’s other users. RentWiz may remove the badge when its supporting status or account relationship changes.

Payment does not guarantee approval, and an unsuccessful check does not automatically trigger another charge. Contact us about payment or technical issues and any refund request; applicable legal refund rights remain unaffected.

Third-party services

Some features use third-party services, including Stripe, Plaid, Auth0 and Mapbox. Their applicable terms and notices govern your direct use of their services. RentWiz remains responsible for its own services and obligations. External websites and landlords’ own services are outside RentWiz’s operation.

Service availability and responsibility

We work to keep RentWiz available, but maintenance, provider outages and other events can interrupt access or delay updates. Keep your own copies of information important to your operations. We do not promise uninterrupted service or that every listing is accurate.

Each party remains responsible for its obligations under applicable law. To the extent the law permits, RentWiz does not guarantee outcomes of interactions or contracts between users. These terms do not exclude liability or warranties that cannot lawfully be excluded, limit mandatory consumer protections, or remove remedies available under applicable law.

Removal, suspension and account closure

We may remove content or restrict an account for a material breach, security concerns or legal requirements. Where appropriate, we will explain the reason and allow you to contact us about the decision; urgent situations may require immediate action.

You may request account closure through our contact below. Review and cancel recurring services through billing before closing an account, or ask us for help if you cannot access billing. Closure does not remove charges already incurred or records that must be retained. Public search-engine copies may take time to update.

Applicable law and changes

Applicable Canadian federal, provincial and territorial laws govern your use of the service. Nothing in these terms takes away mandatory rights or requires you to give up access to a competent court or privacy authority. Contact us first if you would like help resolving a concern.

We may update these terms as the service changes. The date on this page identifies this version. We will give notice of material changes and obtain agreement where required. Changes do not retroactively remove rights relating to an earlier purchase. English and French versions are available.
